立马拿下。
开始的过程很顺利,从INSPECTION,到SELLER给我们希望的CREDITBACK,再找到贷款公司拿到很不错的利率(6% 30yr fix)……但是,就在我们还有一个星期就要CLOSING的时候,意外出现了。
我来美国不到两年,所以信用卡使用的历史也就不到两年,即使我的信用记录是EXCELLENT,按照规定象我这样的情况是不能按常规拿到贷款的,而我老公一个人的工资又不够贷到那么多的款……
目前我们的BROKER把我们的CASE拿到LENDER的总部去审批,结果明天揭晓。
BROKER给我们另外一个方案是6.5%的利率,等我们把房子买下来后,再做REFINANCE,因为再过3个月,我就在美国呆满两年了,那个时候就没有任何问题了。
大家觉得我应该接受这第二个方案吗?

I think 第二个方案is feasible. Only thing is when you refinance, how much it's going to cost you? Maybe another extra thousands dollars?

The refinance is free.
嗯……refinance比较tricky,大猫要仔细看条款。还有就是3个月后如果真的可以refinance,是不是一定能拿想要的interest rate。因为买了房花销就自然大了,尤其是刚开始,还不很适应的时候,这样会影响信用分数,并且房贷本身也影响信用,这些都要算清楚。

Refinance costs around few thousands bucks. It's good for you to get it free. But make sure it's really 'free.'
