前提:打算在德州买房,但和LD加一起收入很低,只能买15万的房子。现在考虑是买房子还是租房子好。如果今后几个月买房,4年后LD毕业搬走卖掉。但这里房不升值,4年后房价基本持平。
1。如果租2-bed apartment: $850-900/month, Total(4年): ~41000
2。如果买房:贷款13万,APR: 5.75%,因为本金卖房时会拿回,所以不计算,只算花掉拿不回的。 每年要花:130,000 * 5.75% (利息) + 4000 (地产税) + 1200 (保险), 再加一次性的Clsoing fee and other:$4000和卖房时Commission fee $4500,这些加起来4年要 $59200。这个算的对吗?
自己做了这个对比,感觉现在买房从经济角度(对我们低收入)来说不划算。而且这里房不涨价,几年后没有任何回报去补偿花销。想买房主要还是想生活的舒畅点,但不想负担太重。否则没钱请父母来玩了。请高人指点,特别是德州的朋友。先谢了。
i don't think there's benefit for you to buy a house.
rent an apartment for more flexiblity.
both interest and property tax are tax deductible. It depends on your tax bracket and Texas state income tax rate (i remember texas has 0 state income tax, right?)
i think in your case your deductible interest+property tax maybe less than the standard deduction, so you will not gain much benefit from tax deduction.
not sure where you live in texas, if you do not see housing appreciation in your area, then it is better off renting. and are you only getting a 2 brdm house with 150k?

Did some quick calculations for you. Based on your numbers, renting is much better. The main problem is "房不升值". And property tax sounds pretty expensive there.
My first impression is that TX should benefit from the energy boom. higher income, more housing demand .... Maybe there's an over supply issue in your area.
如果收入低,退税不多久不合算了。而且好像德州的地税高,房子涨得老慢的(前5年房地产业这么猛也没见涨多少,更别说现在房地产业明显低迷)...
如果不是长期居住,不合算...
