The loan agent splits the loan into two loans, the1st loan rate is 6.25%, the 2nd loan rate is 8.5%. Are these rates high or not?
how long is the term? 30 yrs fixed?

A little bit high for 1st loan. I am not sure when you got this rate, you know these days rate keeps going up day by day.
have you shop around for rate? If your 1st loan is under 40w, then try to get rate of 6% or 6.125%.
2nd loan rate is always much higher than 1st loan rate.so no comment on that.
