ARM有风险,如果你又不是很熟悉MORTGAGE的话,
请不要使用ARM,unless 你知道你在ARM re-set 之前一定会搬家
比方说,你现在买了一个CONDO或是Townhouse,你知道你一定不会住很久,你不久的将来会去买single family house的话,你就可以用ARM。

why? does that mean we definitely need to relocate b4 it resets? what if we want to live longer, anyway to again whatever prob you are gonna tell us?

i cannot remember if i see this in some other thread of yours, it says, next year around march is a good time to shop for house. i guess it depends on which city you are in, right?
how can i get a better picture about local market? say, in souther california, even the market dropped a little, but i guess the bubble is still huge?? ppl are still afraid that the market will keep going down. is there anyway i can get a more solid idea about the market? local newspaper? talking w/ agent? can you trust them?

对于你的情况,如果你住在southen california, the local housing market is one of the worst in the country-wide. The Agent is the last person you can trust about housing price. 我的个人观点是,there is at least another 20% drop ahead for Southen california. Time horizon 大概是1年到2年的样子
关于Refi,我猜你现在的rate 应该是在4.75到5.25之间,假设你现在就面临re-set 的话,你的floating rate 会在6.75-7。25%之间,(LIBOR+200bps),所以你的MONTHLY PAYMENT会 jump up 不少。 我建议你在它到期之前找个合适的机会REFI.
值得一提的是,布什政府最近刚刚推出了一个freeze rate 的计划,你去看看你是不是qualified, 如果是的话,赶快申请,it's a great deal.
