Is it good or not to buy a second house in the sub-prime mortgage crisis?

Somehow my understanding is it's not a good time now unless there's money to be invested.

You have to report your rental income as income, which will probably offset your rental expenses, such as interest and property tax payments. It is true that you can take depreciation expenses on your rental property. But you have to recapture these deductions and add it back to your cost basis when you sell your house. The recaptured amount will be classified as ordinary income. So your depreciation deductions on the tax return is only a deferral. You will eventually have to pay taxes on them.

10% down
80% will be for regular mortgage
10% for a small mortgage until you pay off the PMI balance

You pay PMI - private mortgage insurance if you don't have 20% to put down on a home. This can add thousands of dollars to a mortgage. It's not tax deductible, an does not go towards principal or interest. So it is important to pay it off aggressively first.
