I am kind of slow, planned to buy an investment house (20w) back in 2013, looked around and hesitated for several months. Then prices have gone up.
So I stopped looking.
Just wonder if now is good time.

The purpose of investment house is for college tuition & retirement. Kid is 5

Another thought is mutual fund. If I choose mutual fund, should I buy it directly or managed by banks (like Wells Fargo)?

Sorry for silly questions, I know nothing about investment & finance.
