刚看了一个房子,25年,第一层砖,第二层是木头的. 房子是3000FT, 占地1.9ACRE. 隐
私性非常好,因为后面是一片小树林(一半属于房子),后边30米处是一条很小的溪流
,左边也是一片林子,没有人可以看到后院. 还有一个游泳池和SUNROOM(二层高). 房
子内部一般,年初换的屋顶和暖气系统.这个区以美国人为主,学区属於我们这里中等
偏上水平.虽然LOT很大,但由於游泳池和树林占了大部分,割草区域不是很大.后院还
有一个独立小储藏室,有分离的车库(2个车). 室内还有FIREPLACE.

了200美金订金.房主很NICE, 给我们这个长周末考虑,如果不要的话,200美金会退给

偶ld喜欢旧房子,contempory的那种,lot大,privacy好。
偶们最后买的这个不是偶想要得,好像也不全符合ld的意思,就是看来看去看烦了,不想再看了。现在想想,一开始出offer的几个要是再认真些,每个买下来都不比现在这个差...
buyer's remorse总归会有的,但拿主意的还是你们自己,别人的意见只是个参考。mm如果觉得这个房子不错,让seller给你们买一年的home warranty什么的(也就几百块钱),喜欢就买吧!

我对于老房子比较有感情,嘿嘿,因为周围很多100年左右的房子的原因。
你参考一下周围地段的价格,合适就可以考虑inspection了。
地段不错,学区不错,价钱不错,内部不是特别出色没有关系,因为那些你可以自己改进的。

感觉你的房子在我们这里,至少也要$60K向上了;我们这里算是房价不高的了,平均房价还不到$20K;我很curious你在哪个州

在合同里要提的,买home warranty, 买termite bond, and etc.
当然都是可以negotiate的,如果对方给你一个好价钱,这些就都是小钱了。
mm你要是真喜欢这个房就找个agent吧,可以提前说好给agent多少钱(under the table)
,对方是for sale by owner,估计也不想出3%~3.5%的commission。
至于价格,要是没有agent,你也很难知道what's a fair market price。试着查查realtor.com,按subdivision或zip code查一下,大概对listing price有个概念。
这是个big decision,不要迟迟下不了决心,但也不要太着急...anyway, it's hard to control, but you got to be prepared well, fanancially, and emotionally.
I am in the upstate NY, Albany area. The house is really cheap. I brought two friends to that house today. They came from NJ. They are so shocked when they saw the house, swimming pool and forest. The said the same house in their area will be over at least 700,000. From outside, because the owner just changed the roof, it looked very new. I may do the inspection tomorrow and if it doesn't have too much problem, I may let the owner drafts the contract. I may upload the pictures next time. We don't have a kid yet. Anyway, the environment is very good to raise kids though. The tax every year is 4500, and the insurance is about 600. I do like the construction inside and the small forest behind our house. The owner even cleaned a trail in that forest and told us that we can walk inside.
So excited now and thanks all of them.
By the way, I got lots of helf from my American friend. He lived very close to that house and knew a lot of information in that town. He always found house deal for us in his town. Just one week ago, a house with swimming pool is on sale. It is 1 acre lot but the house is over 30 years old. In addition, the house is very small,(1200). It is gone in four days with 179,000.
The sign was just out for one day and he saw that sign. So the first day night, we came to that house and gave them 200 to lock the house for a while.
