try to calculate the cash flow. I feel except in NYC,  Texas, etc, cash flow can hardly be positive.

However, if the rent can cover the interest, tax, and HOA , then it's not too bad, basically you are kind of saving the principal.

So, try to put down as little as you can, then calculate the cashflow, consider the tax deduction you can take, like interest, HOA, property tax, depreciation, you 'll have a better idea.
