前几天得到大家的很多好建议,先谢谢了!现在我们让licensed contractor报价,方案号称是最简单的那种(把closet拆了改淋浴房)。大家帮我看看这个报价合理吗?工程$18000, DOB报案$6000, 讲价到一共$22000, 材料要自己买的,是一个白人contractor. 这个价钱怎么样?是否一定需要向DOB报案?还有什么地方可以省下钱来?
The detailed descriptions of the project are as follows:
Demolition and Permit $2,500
Remove the wall separating the closet and powder room
Remove the closet doors
Contractor responsible for general construction permit
Provide RAM board, plastic zipped curtains, brown paper and plastic covers to
protect the floors, stairs and walls along the hallways as needed and other wood
floor part of the apartment that may not be needed to be refurbished
General Construction $10,800
Bathrooms walls and ceiling $4,000

Supply and install metal studs to frame the new shower stall
Supply and install cement boards (Durock) on the walls around the tub 8' high
Supply and install green moisture resistant drywall all the rest of the shower stall
Supply and install green moisture resistant drywall on the ceiling
Supply all materials for taping, compounding, sanding and primer
Supply and apply liquid moisture barrier on the cement board around the tub
Supply and apply moisture resistant semi gloss paint for the ceiling
Install customer supplied new shower rod if any
If custom shower door is used installation done by others
Bathrooms Tiling $2,000
Supply all thinset, mastik glue and sealer
Customer to supply all tiles
Install wall tiles to the ceiling of the shower stall
Supply and install 3/4 plywood for the sub floor
Supply and install rubber shower liner
Supply and install wire mesh and tar moisture barrier paper
Supply and install mud work for the floor
Install floor tiles over a new mud work
Install customer supplied saddle
Apply grout and sealer
Caulk all corner to prevent cracking
Electrical $800
Install customer supplied moisture proof recessed light in the shower ceiling
Install separate switch for this light
No permit needed for this section of work
Plumbing $5,000
Supply all necessary no hub cast iron drain pipes, copper pipes and fittings
All fixture will remain on its original positions
Provide air vent for all the drains
Install customer supplied shower body and trims
No work to be done on the toilet and sink area plumbing
Plumbing permit, inspection and sign off included
The cost for these allowances are provided by the customer and is not included in
the construction breakdown cost above.
Bathroom shower fixtures, tiles, accessories and light fixture $2,500

Architect professional plan review and approval included
Prepare all form for the job filling application with the NYC DOB

Technical Report TR1, controlled inspection sign off is included
NYC DOB filling fees NOT included
Asbestos inspection and report - ACP5 NOT included
Job closing and sign off
Issuance of Letter of Completion
The NYC DOB application will be filed as Alteration Type 2, Self Certify DIR 14
Drawings are to be done only on the area and floor that needs work
No physical plumbing or general construction work included in this proposal

就是下图右下角的half bath, 希望改成full bath.
目前想到的方案就是把左边的closet墙打掉,在那个地方装淋浴间。这是最好的方案吗?
另外,右下角的走廊非常别扭,浪费了空间,就是为了通到后面的washer, dryer. 有什么好办法可以利用上这段走廊吗?最好是能改造成closet啥的。

嗯,挺有道理的,把整个bath往右推不知道预算会不会很贵?另外厨房的countertop 还不知道怎么加
把bath往右推,推到右侧墙和洗衣房并列,取消bath侧面的壁橱,这样洗衣房和bath左侧墙在一条线上。同时厨房和bath连接的墙往上推,推出一个门宽的距离,冰箱上移,原冰箱的位置作为洗衣房的门,bath的门开到冰箱位置上方,也就是说,冰箱下是洗衣房的门,上边是bath的门,有点busy。这样bath和上面房间的空间可以作为一个大的walk in pantry。
我是觉得bath侧面的壁橱有点碍事。。。

真的么?通过浴室再到洗衣房没有大问题吧?如果别人也是这样做,那就太好了,至少resell的时候不会太奇怪。
我就是还是有点犹豫这个方案,怕自己不习惯这样的格局。不过谢谢mm啦,这个是改动比较小的方案。
Utility room放到房子中间 会比较吵吧 ,改线工程可能也会比较大, 最简单就是 打掉通Utility走廊的那道墙, bathroom的门改到Utility平齐的位置 ,现在sink的位置改Shower, 马桶的对面 做sink, 不知道 空间够不够。实在不够的话,干脆就沿着bedroom的外墙加长一点, 把浴室门开在那堵墙上, 把原来bathroom的门和临走廊那两堵墙都打掉, 就肯定有足够大的空间了, 反正一般除了洗衣服也不会用Utility room的, 就算需要穿过浴室也没关系, 我看到有人的家是这样的。这样的好处 可以 在 浴室里多建一个Closet,一个Full beth里没有Closet也不好。
