The selling process should be all the same as residents just as other MMs have said. However, if you file your tax return as a nonresident alien (1040NR), there are some tax issues you need to be aware of.
First of all, you need to pay taxes on any gain from the sale of your home if you file 1040NR for the year when you sell your house. Only residents are eligible of the $250,000 exemption on gain from sale of principal residence.
Second, if you file 1040NR, the buyer must withhold (and send to IRS) 10% of gross sale price which is called "FIRPTA withholding". This is for nonresident alien only. You can get all or part of the 10% back when you file your tax return, depending on the total tax calculated.
Therefore, i feel the best thing to do is to wait until at least one of you become a resident and can file 1040.
