求助关于closing fee的问题！

头一次贷款，很多问题都不明白。一看这些英文单词就头都大了。 上来请教一下懂行的姐妹们，以下这些费用有没有negotiable 的可能。 因为看到房产的帖子， 很多都是seller 来处closing fee, 但也有很多是buyer 来出closing fee.
tax service fee $100
underwriting fee $400
settlement or closing fee $495
Abstract or title search $200
document prepartion $50
title insurance $400
recording fee $145
stamps $170
pest inspection $100
哎呀，反正乱七八糟加下来over $3000. rate is 6.20% 姐妹们告诉我是不是太高了？

我的closing cost 14, 000 当然包括了prepaid items, 但是加上 title insurance, transfer tax 这种大笔items, 无论如何也有1万了
if the rate is 30 years fix, just so so, not bad , not good.
because that is a condo, not single house, the price is not expensive.

If you are the first time home buyer, some banks do offer incentive programs for first time home buyer. Basically, the program would give you free closing cost, and/or some discounts on the second loan (if you cannot pay up to 20% down payment). As I know, at least Citi and bank of America offer that. Check it out.
For the interest rate, I just got quote from Citi and bank of America yesterday. 30 years fixed is around 5.825% to 6%, 7 years arm 5.5% - 5.75%. It may depend on the location and how much you are going to loan. I am 30 minutes north of NYC, and looking for 250K to 280K loan.
I guess if the bank offers you higher rate, you should be able to negotiate the closing cost.
