Is that just several pieces of paper w/ some case/file # on top? looks so informal. I am expecting sth. like the car title or the marriage certificate.?

The Deed (may also be called a Warranty Deed) is the title of your house. It is an agreement between the seller and buyer whereby the seller (also called grantor) guarantees to the buyer (grantee) that he or she has clear title to the house and he or she has a right to sell the house to you.

The deed may start with verbiage like this : This indenture witnesses, _____(grantor) of ____county, in the state of _____, coveys and warrants to _____(grantee) of ____county, in the state of _____....., the receipt of ____________(Property name, street address of the property)…..

The deed is signed by the seller at closing but you may not receive the Deed until a later date because the deed (title) needs to be notarized by a notary public and mailed to the county where the property is located to be recorded. The county usually does a title search to make sure that the seller does have clear title and there are no liens placed on the property.

Once the deed is recorded, instrument # will be stamped on the face of the deed. The deed then will be mailed to you. In short, you won’t be finding the recoded warranty deed as a part of your closing documents. You will receive it within a few weeks after the closing.

that makes perfect sense.  it's been awhile since we bot the house, cant remember each detailed stuff (guess im too old to remember by now).  almost wanted to pull out the file and see what the deed looks like.

I actually did pull out my closing file to be able to recall all the details on a residential property deed. Haha...
